• Tuesday 3 November 2026 — Melbourne Cup, with some regional variation.
• Friday 25 December — Christmas Day; Saturday 26 December — Boxing Day; Monday 28 December — additional public holiday.
• Friday 1 January 2027 — New Year’s Day and Tuesday 26 January 2027 — Australia Day.

The settlement system closes on key national holidays where they’re observed in NSW and Victoria — Christmas Day, Boxing Day, New Year’s Day and Australia Day among them. What else shapes a Victorian or Tasmanian window?

Documents are signed on Monday evening, and settlement completes on Wednesday morning — just in time.

Had the owner messaged both directors on Thursday and enquired that morning rather than the afternoon, settlement could have happened on Friday, with Cup week spent on the order rather than the loan.

Regional Victoria and Tasmania: the valuation factor

Distance, rather than time, is what stretches regional files in these states. Properties in Ballarat, Bendigo, Shepparton, Mildura, Launceston, Devonport or Burnie can all secure fast business loans, but valuations can take longer when there are fewer recent comparable sales or when an inspection requires travel. Rural holdings and specialised properties — a winery, a farm-stay business, a regional motel — tend to need more time again.

To keep a regional file moving, supply the rates notice, access details and any leases with your first documents, mention anything unusual about the property on the first call, and allow a little extra room before any hard deadline.
